Hudson & Chase CRE LLC
Effective date: November 6, 2026
Hudson & Chase CRE LLC, doing business as Hudson & Chase Commercial Real Estate, is a Florida-organized commercial real estate brokerage serving property owners, investors, real estate professionals, and commercial businesses throughout the United States. This policy explains how we collect, use, retain, and disclose information through our website, property inquiries, brokerage activities, and business communications.
Information we collect
We collect information you provide through website forms, email, telephone conversations, and other direct communications. This may include names, email addresses, telephone numbers, and company names; property addresses, ownership information, and your relationship to a property; property-sale inquiries, acquisition criteria, and other information relevant to brokerage services; and communication preferences and correspondence.
For brokerage services, we may receive ownership records, financial statements, rent rolls, occupancy information, utility expenses, and supporting documents from property owners or their representatives. These documents may contain tenant information or information about other individuals.
Please provide only information relevant to your inquiry or transaction. Do not submit passwords, financial account credentials, government identification numbers, or unnecessary sensitive personal information through our general website inquiry form. Contact us before sending documents that require special handling.
We also obtain property ownership and business contact information from public records, referrals, professional relationships, and third-party research and contact databases for brokerage research and business development.
Our hosting and embedded-service providers may process technical information when you visit our website or use a form. This may include IP addresses, browser and device information, requested pages, timestamps, and information used to operate services or detect abuse.
How we use information
We use information to respond to inquiries and other communications; evaluate property-sale opportunities and purchaser acquisition criteria; provide and coordinate commercial real estate brokerage services; manage contacts, business relationships, and transaction documentation; conduct property research, professional networking, and business development; and communicate about acquisition opportunities, brokerage services, and market information.
We also use information to operate our website and business systems, prevent spam and misuse, and maintain records for business, contractual, and applicable legal or regulatory purposes.
Our seller inquiry form separates processing a property inquiry from optional consent to receive additional marketing communications. The marketing consent checkbox is optional and is not required to submit an inquiry. Submitting an inquiry does not, by itself, constitute consent to unrelated marketing.
When online buyer intake is available, we use the contact details and acquisition criteria you submit to respond to your inquiry, evaluate potential acquisition opportunities, and manage our brokerage relationship. Buyer inquiry processing is separate from marketing consent. The buyer form does not request marketing opt-in or subscribe you to marketing communications.
HubSpot CRM, hosting, and service providers
Our website property-owner inquiry form is integrated with HubSpot CRM. Submissions are used to create or update contact records. We use HubSpot to manage inquiries, business relationships, communication preferences, and follow-up communications.
When online buyer intake is available, our custom buyer form sends contact details and acquisition criteria to HubSpot through a server-side integration to create or update CRM records. Authorized personnel may access these records for brokerage purposes. Brandon Harris is responsible for buyer inquiry monitoring and notification review; this operational responsibility does not mean that he is the only authorized CRM user. The buyer form is configured not to create marketing contacts or request marketing subscriptions; submitting an inquiry does not change any existing subscription preferences.
Our website is hosted through Vercel. Service providers may process information in connection with the functions they provide to our website and brokerage business.
Provider privacy policies describe their practices but do not replace this policy's explanation of Hudson & Chase's own practices.
Embedded services, cookies, and spam protection
Our website uses an embedded HubSpot form and Google reCAPTCHA. These services may process technical information and use cookies, browser storage, or similar technologies in connection with their operation.
Google reCAPTCHA is enabled on our property-owner inquiry form for spam protection. Google may process information in connection with that service. Its operation is subject to Google's Privacy Policy and Terms of Service.
When online buyer intake is available, the buyer form uses Cloudflare Turnstile, separate from the seller form's Google reCAPTCHA. Turnstile may process IP addresses, browser and device signals, and website information to distinguish legitimate visitors from automated abuse. Cloudflare processes information under its applicable privacy terms.
We use Upstash Redis to enforce buyer inquiry rate limits and duplicate-attempt protections. Our application stores keyed hashes derived from IP addresses, email addresses, request identifiers, and inquiry contents rather than raw contact details or acquisition criteria in this store. These identifiers are pseudonymous, not anonymous. Upstash and other infrastructure providers may separately process connection and service information.
You can manage cookies through your browser settings. Blocking cookies, scripts, or third-party services may affect website or form functionality.
How we disclose information
We may disclose information to service providers supporting our website and brokerage operations.
We may share relevant property and contact information with qualified buyers, sellers, investors, lenders, attorneys, and other transaction professionals as reasonably necessary to facilitate commercial real estate transactions. This may include ownership details, financial information, and supporting documentation.
Confidential information is handled subject to applicable confidentiality agreements, owner instructions, and legal obligations. Sensitive financial, tenant, and personal information should be limited to what is reasonably necessary for the transaction.
Hudson & Chase does not sell or exchange personal information for third parties' independent marketing purposes.
We may also disclose information when required by law, in connection with legal proceedings, to fulfill applicable contractual obligations, or to protect rights.
Business and marketing communications
We use business contact information for professional networking, acquisition opportunities, brokerage communications, and marketing outreach.
Our team conducts outreach calls and texts manually. We do not currently use automated marketing calls or text messages.
To request that we stop sending marketing communications, contact brandon@hudsonandchase.com or use available unsubscribe instructions in marketing emails.
A marketing opt-out is separate from communications needed to respond to an inquiry, provide requested services, or manage a transaction or existing business relationship. Unsubscribing from marketing does not automatically delete business or transaction records.
Retention
We retain business contact information, property records, transaction documentation, and communications for brokerage purposes, ongoing business relationships, and applicable legal or regulatory recordkeeping obligations.
Retention depends on the information involved, business needs, contractual obligations, and applicable requirements. A formal retention schedule has not yet been established.
Buyer security records in Redis are configured to expire after ten minutes for IP counters, one hour for email-attempt counters, and 24 hours for duplicate-attempt records. These expirations do not delete HubSpot contacts, form submissions, correspondence, hosting logs, incident evidence, or provider backups. Providers maintain separate retention and recovery practices; we do not promise a single deletion deadline across those systems.
Our approved buyer-prospect policy calls for review after 24 months without substantive contact, not automatic deletion. Records may be retained for active relationships, brokerage recordkeeping, disputes, legal holds, and other applicable requirements. Specific transaction-file retention periods and deletion procedures remain subject to designated-broker and legal review.
Deletion requests may be subject to recordkeeping requirements and limitations involving backups or third-party systems. We do not guarantee immediate or universal deletion of information.
Security
No method of internet transmission or electronic storage is completely secure. Please exercise care when deciding what information to send through a website form or email.
For documents containing sensitive financial, tenant, or personal information, contact us to discuss an appropriate delivery method.
Privacy requests
You may request access to, correction of, or deletion of your personal information by contacting brandon@hudsonandchase.com.
Brandon Harris, Founder & Principal of Hudson & Chase CRE LLC, is the primary contact for privacy requests. Requests will be reviewed individually. We may verify your identity where appropriate and coordinate necessary changes with authorized personnel and service providers, including HubSpot.
Requests are subject to applicable law, brokerage recordkeeping requirements, contractual obligations, legitimate business needs where permitted by law, and technical limitations involving backups or third-party systems. We will explain applicable limitations when responding to a request.
Please do not send sensitive identification documents with your initial request. If additional information is needed, we will explain what is needed and an appropriate method of providing it.
Additional rights and procedures may apply depending on your location and applicable law.
Children's information
Our website and brokerage services are directed toward adult property owners, investors, real estate professionals, and commercial businesses. They are not directed toward children under 18.
If you believe a child has provided personal information through our website, contact brandon@hudsonandchase.com so we can review the matter.
Third-party websites
Our website may link to other websites or services. Their privacy practices are governed by their own policies. Review those policies before providing information directly to them.
Changes to this policy
We may update this policy to reflect changes in our practices or applicable requirements. The effective date identifies the published version. Additional notice will be provided where required by law.
